Anthropic, Macquarie Asset Management and Singapore's sovereign wealth fund GIC announced on August 10 that they are joining forces in Theseus Infrastructure, a platform that will develop, operate and lease data centers built exclusively for Anthropic. The structure is notable: Macquarie funds and GIC will jointly own Theseus and supply the majority of the equity for each project, while Anthropic acts as anchor tenant, paying rent rather than funding construction. No capital commitments, megawatt targets, sites or timelines were disclosed — Bloomberg reported that the companies shared no details on planned spending.

The deal is a financing structure before it is a building program. Dedicated AI campuses swallow equity for years before a single rack earns anything; Theseus hands that burden to investors who specialize in contracted infrastructure cash flows. The timing is pointed: Anthropic is widely expected to prepare for a public listing, and rent booked as an operating expense keeps construction risk off its balance sheet — a reversal from 2025, when Anthropic said it would spend $50 billion on custom US data centers, including sites in Texas and New York.

One sentence in the release carries extra weight: Anthropic has committed to covering electricity price increases that communities near Theseus sites might otherwise face. That echoes a February pledge to fund 100% of grid upgrades, bring net-new generation online, curtail power use at peak and cool with less water. Notably, no independent auditor or regulator is named to verify the commitment, and Anthropic was not among the seven signatories of the White House Ratepayer Protection Pledge in March.

The partners bring deep infrastructure muscle. Macquarie — which managed $497.6 billion in assets as of March 31 — sold Aligned Data Centers for $40 billion to an AI-infrastructure consortium on July 20, three weeks before announcing Theseus. GIC, which invests Singapore's foreign reserves and holds assets in more than 40 countries, marks another instance of sovereign capital underwriting American AI compute. Anthropic says the project will create 'thousands' of construction and permanent jobs.

The first real test, observers note, will be where the first site lands — and what the local utility says when it arrives. Anthropic itself concedes that action by one company alone is not enough to solve AI's energy problem.
